Our high-performance hinges include heavy-duty UNIGEAR and UNIPIN continuous hinge systems built for durability in high-traffic or high-abuse areas. Both are ideal for both new construction and retrofitting damaged doors that can no longer support conventional hinges.
We also offer mortise-type cam lift hinges, both standard-weight and heavy-duty, for sound control applications or jobsite conditions requiring the door to be lifted out of the opening. Made from aluminum or flexible rubber, our child finger-guard shields mortise-type hinges for hospital and workplace, as well as childcare and school applications. Fire-rated hinges available.

Adjustable Sealing Systems

Installation alignment problems and door warp from changes in temperature and humidity are common causes of performance-degrading gaps in door gasketing. ZERO’s adjustable sealing systems provide adjusting screws along the length of the door gasket that can be tightened easily using a screwdriver to restore a tight seal.
While leaky gasketing is always inefficient, adjustable gasketing delivers special value for life safety applications and other systems where optimal performance is critical. Using these systems, building owners subject to annual fire door inspections under NFPA 80 2007 can avoid expensive repairs to correct fire ratings compromised by leakage through even the smallest gaps door seals. Because unsealed gaps in sound barriers eliminate the noise-reduction benefits of even the highest-rated sound doors, adjustable gasketing is also the cost-effective answer to restoring the airtight seals needed for all sound control applications.

Available from ZERO as surface-applied door bottoms and concealed door bottoms in a range of models, all engineered with highest-quality materials for precise installation. These components are preferred for maximum service life in high-traffic applications. Our special-purpose door bottoms give optimal results to help meet the biggest challenges in sealing door perimeters, including sound control applications requiring air-tight perimeter seals to maintain STC ratings. More stringent code requirements for life safety applications now being enforced in some jurisdictions, such as pressurizing stairwells for smoke protection under NFPA 105, call for use of automatic door bottoms.

ZERO’s top-quality materials and construction are designed to stand up to the demands of heavy traffic as well as temperature extremes. The heavy-gauge material in our saddles and thresholds allows drilling and screwing into concrete without the difficulties experienced using lighter materials, such as buckling under heavy loads or loose screws.
Our wide selection of specialized models provides maximum design and installation flexibility, including:
- Energy-efficient thermal-break door saddles – available with either unfinished oak inserts for staining and coating, or aluminum inserts, with options for wheelchair accessibility.
- Adjustable-width systems with saddle rests that interlock with various size plates. Much easier to trim and fit than conventional, single-size cast-bronze saddles, these thresholds install without exposed screws on the base for better aesthetics and durability.
- Adjustable-seal systems using our unique Compress-O-Matic® design to ensure an airtight seal even when doors are slightly warped, or misaligned because of poor installation.

Our approach to designing intumescent products and solutions is different from typical manufacturers that produce and market one product for all purposes. Because optimum performance is application-specific, we have engineered separate products using different formulations and materials to meet specific needs and conditions. Requirements for fire-rated doors are very different from requirements for firestopping applications, and we have specialized intumescent solutions for both.

Positive Pressure Gasketing for Doors

ZERO's wide variety of positive pressure seals are tested and listed according to U.S. listing agencies’ classifications for Category G edge sealing systems and Category H smoke and draft control systems. Category G edge seals are required for use on Category B wood core doors. Category H smoke seals are required for all positive-pressure doors carrying "S" labels.
We also offer a variety of intumescent solutions which may be used in Category A doors to eliminate the need for add-on seals to achieve positive-pressure fire ratings. (Smoke seals may still be required.)

Flood Barrier Shield

Our Flood Barrier Shield protects doors and household contents from water ingress in flood-prone areas, such as wetlands or high-rainfall regions. When water from heavy rains accumulates on porches or patios, this easy-to-install, removable barrier effectively blocks up to a foot or more of flood waters from permeating door openings.
The unit complies with standards of the Federal Emergency Management Agency (FEMA) and Federal Insurance Administration (FIA) for use on doors in flood-prone areas.

Traction Tread door saddles and stair nosings have profiled grooves fitted with textured inserts of specially formulated rubber for sure footing in both wet and dry conditions, indoors or outside. The Intumescent AI (model #200 AIL) fire-rated door louver, for example, eliminates the shortcomings of conventional fusible-link fire louvers. Featuring intumescent strips applied to alternating interior surfaces of metal fins, the louver provides cost-effective retrofits and installation in new fire-door assemblies.
