PROFESSIONAL Water Sealant is an inorganic water repellent that bonds to a variety of surfaces. Once applied it creates a long lasting, invisible barrier preventing damage caused by moisture. PROFESSIONAL Water Sealant also acts as an anti-graffitiant preventing penetration of paint allowing for easy removal of graffiti, using Professional Phase II Cleaner.

It is a silicone rubber water repellent that has been successfully applied to buildings, bridges, highway sound walls, and many other types of above grade surfaces in cities and towns in North America and abroad to protect against water intrusion and/or graffiti.

          1.4QUALITY ASSURANCE

          A.Manufacturer Qualifications:
 
          B.Installer Qualifications:
          1.Submit qualifications of applicator; stating applicator has a minimum of three (3) years experience using the specified or a similar product. Provide a list of several most recently completed projects, including project name and location, names of owner and architect, and description of products used, substrates, and method of application.
          2.Employs persons trained for the application of the specified or similar products.
          3.Comply with applicable federal, state, and local environmental regulations.
          ** NOTE TO SPECIFIER ** Delete if not required for project.
 
          C.Pre-Application Meeting: Convene a pre-application meeting before the start of application of water repellents. Require attendance of parties directly affecting work of this section, including the Contractor, architect, applicator, and manufacturer's representative. Review environmental regulations, test panel procedures, protection of surrounding areas and non-masonry surfaces, surface preparation, application, field quality control, final cleaning, and coordination with other work.
 
          D.Mock-Up: Provide a mock-up for evaluation of surface preparation techniques and application workmanship.
          1.Finish areas designated by Architect.
          2.Apply each product application required to test panels to determine appropriate strength, coverage rates, compatibility, effectiveness, surface preparation, application procedures, and desired results.
          3.Apply products to test panels in accordance with manufacturer's written instructions. Allow 5 days or until test panels are thoroughly cured before evaluating final appearance and results.
          4.Rilem Test: Perform test to evaluate water repellent performance, using RILEM Test Method II.4.
          ** NOTE TO SPECIFIER ** Graffiti coatings only. Delete if not required.
          5.Graffiti Removal Test: Apply graffiti paint to test panels and allow at least 24 hours longer for paint to cure. Apply cleaner to test for ease of removal of graffiti. Repeat cycles of cleanings as directed by Architect.
          6.Do not begin full-scale application until test panels are inspected and approved by the Architect.
          7.Refinish mock-up area as required to produce acceptable work.
 
          1.5DELIVERY, STORAGE, AND HANDLING
 
          A.Delivery: Deliver materials to the job site in original, tightly sealed, unopened containers, with labels clearly identifying product name and manufacturer. Verify that the product matches that of the original sample applied on the test panel.
 
          B.Storage and Handling: Store containers upright in a cool, dry place. Keep away from sparks and open flame. Store and handle materials in accordance with manufacturer's written instructions.
 
          C.Store and dispose of solvent-based materials, and materials used with solvent-based materials, in accordance with requirements of local authorities having jurisdiction.
 
          1.6PROJECT CONDITIONS
          ** NOTE TO SPECIFIER ** Establish environmental limitations or criteria. Such conditions might include air and surface temperatures, weather, and wind required for proper application. When appropriate, describe condition of existing structures to receive water repellents and graffiti resistant coatings.
 
          A.Maintain environmental conditions (temperature and ventilation) within limits recommended by manufacturer for optimum results. Do not install products under environmental conditions outside manufacturer's absolute limits.
 
          B.Product can be applied at any temperature providing that there is no frozen moisture present in the substrate. When applied at temperatures below 40 degrees Fahrenheit the product may cure at a slower rate. Optimal application temperatures shall be above 40 degrees F (5 degrees C) or below 95 degrees F (35 degrees C).
 
          C.Do not apply material if the substrate is wet or contains frozen moisture. Allow substrate to dry for a minimum of 48 hours after rain or 72 hours after power washing.
 
          D.Do not apply material during inclement weather or if precipitation is expected within 12 hours.
 
          E.Do not use spray method of application under windy conditions.
 
          1.7WARRANTY
 
          A.Manufacturer's Warranty:
          ** NOTE TO SPECIFIER ** Delete warranty not required in the following two paragraphs.
          1.Water Repellents: Manufacturer warrants the performance of the products, for a period of specified from the date of application (Warranty Date). The product, when applied in accordance with application instructions will prevent water penetration for the full warranty period. If the product fails to perform as stated, manufacturer will provide sufficient product to retreat the specific area where product has failed.
          2.Graffiti Resistant Coatings: Manufacturer warrants the performance of the products, for a period of specified from the date of application (Warranty Date). The product, when applied in accordance with application instructions will prevent water and paint penetration for the full warranty period. Graffiti must be removed according to manufacturer’s written recommendations. If the product fails to perform as stated, manufacturer will provide sufficient product to retreat the specific area where product has failed.
          3.This warranty excludes labor costs, direct, incidental or consequential damages. Manufacturer expressly disclaims all liability for:
          a.Pre-existing surface damage.
          b.Damage resulting from natural disasters.
          c.Structural failures to include cracking.
          d.Damage resulting from new construction or any new installation on or through surfaces to which product has been applied.
          e.Unsatisfactory results caused by coatings applied prior to or after the warranted product.
          f.Unsatisfactory results caused by alteration of the product prior to application.
          4.This warranty is not transferable.
          5.This warranty is expressly in lieu of any other warranties, including any implied warranty of merchantability or fitness.

          6.Water Repellent Warranty for Horizontal Applications: 5 years.
          7.Water Repellent Warranty for Vertical Applications: 10 years.

          PART 2PRODUCTS
 
          2.1MANUFACTURERS

          ** NOTE TO SPECIFIER ** Delete one of the following two paragraphs; coordinate with requirements of Division 1 section on product options and substitutions.
 
          B.Substitutions: Not permitted.
 
          C.Requests for substitutions will be considered in accordance with provisions of Section 01600.
          1.Proposed alternate products shall be equal in terms of chemical composition and performance standards. Products shall be a penetrating, permanent treatment using a silicone rubber base and shall not contain any paraffin waxes, urethanes or polysiloxanes. Silane and siloxane based products will not be considered.
          ** NOTE TO SPECIFIER ** This section covers the application of water repellents to protect above-grade, vertical brick, block, concrete, stucco, stone and wood surfaces by use of Professional Water Sealant products. The products specified in this section are not recommended for below-grade applications. Before editing this section, consult Professional Products of Kansas, Inc. to obtain complete product information on the water repellents required for this project. Delete if not required.
 
          2.2WATER REPELLENTS
 
          A.The water repellent product specified is selected as a standard of quality and based on manufacturer's recommendations for execution. Application procedure and coverage rates shall be in conformance with effectiveness of testing samples submitted, recommendation of application rates, approved manufacturers standards and at a minimum that specified herein.
 
          B.Performance:
          1.Water repellent shall penetrate the surface of the material to which it is applied. The active ingredients react to form silicone rubber, which remains below the surface and prevents water from penetrating while permitting water vapor transmission. The silicone rubber retains its characteristic 400 percent elongation for bridging of hairline cracks, expansion and contraction, building movement and extremes of temperature.
          2.Water repellent shall be unaffected by ultraviolet light, ozone, water, deicers and acids.
          3.Water repellent shall cure to a clear, flat finish. Slight darkening or enhancement is acceptable.
          ** NOTE TO SPECIFIER ** For brick and concrete. Delete if not required.
 
          C.Professional Water Sealant, PWS-5 Regular Strength:
          1.Form: Liquid.
          2.Color: Clear.
          3.Active Substance: RTV Silicone Rubber.
          4.Percent Active Material: 5 percent.
          ** NOTE TO SPECIFIER ** Very porous brick and concrete, seasoned wood, stucco, adobe, sandstone, limestone. Delete if not required.
 
          D.Professional Water Sealant, PWS-8 Extra Strength:
          1.Form: Liquid.
          2.Color: Clear.
          3.Active Substance: RTV Silicone Rubber.
          4.Percent Active Material: 8 percent.
          ** NOTE TO SPECIFIER ** For split face, fluted, smooth masonry block. Delete if not required.
 
          E.Professional Water Sealant, PWS-15 Super Strength:
          1.Form: Liquid.
          2.Color: Clear.
          3.Active Substance: RTV Silicone Rubber.
          4.Percent Active Material: 15 percent.
          ** NOTE TO SPECIFIER ** This section covers the application of graffiti resistant coatings to protect above-grade, vertical and horizontal brick, block, concrete, stucco, stone and wood surfaces subject to repeated graffiti attacks by use of Professional Water Sealant and Anti-Graffitiant. The products specified in this section are not recommended for below-grade applications. Before editing this section, consult Professional Products of Kansas, Inc. to obtain complete product information on the graffiti resistant coatings required for this project. Graffiti protection requires a two-coat application. In most cases, the first coat will be PWS-15 Super Strength. The second coat will be either PWS-15 Super or PWS-8 Extra, depending on the porosity of the substrate. Delete if not required.
 
          2.3GRAFFITI RESISTANT COATINGS
 
          A.The graffiti resistant coating product is selected as a standard of quality and based on manufacturer's recommendations for execution. Application procedure and coverage rates shall be in conformance with effectiveness of testing samples submitted, recommendation of application rates suggested, approved manufacturers standards and as a minimum, that specified herein.
 
          B.Performance:
          1.Product shall penetrate the surface of the material to which it is applied. The active ingredients react to form silicone rubber, which remains below the surface and prevents water and paint from penetrating while permitting water vapor transmission. The silicone rubber retains its characteristic 400 percent elongation for bridging of hairline cracks, expansion and contraction, building movement and extremes of temperature.

          ** NOTE TO SPECIFIER ** Penetrating silicone rubber graffiti resistant coating for use on vertical concrete, brick, sandstone, limestone, wood, stucco, split face block, concrete block, and fluted block. In some cases, the substrate may be slightly darkened or enhanced. A slight sheen may result on some surfaces. Inorganic, it is not affected by UV rays, salts, acid rain, etc. Breathable, it allows moisture vapor to escape while preventing liquid penetration. Flexible, it bridges hairline cracks and allows for building movement. Inhibits mold and mildew.
          ** NOTE TO SPECIFIER ** A two-coat application is required to establish an impenetrable barrier against graffiti. The first coat, in the two-coat process, is always PWS-15 Super Strength. The second coat is either PWS-15 Super or PWS-8 Extra Strength, depending on the porosity of the substrate. On extremely dense surfaces, two coats of PWS-8 Extra may be advisable in lieu of PWS-15. Graffiti removal testing should always be performed and approved prior to final application. Delete paragraph below if not required.
 
          C.Professional Water Sealant and Anti-Graffitiant, PWS-15 Super Strength: First coat in the two-coat process. Depending on the porosity of the substrate verified by test panels, it may be used for the second coat as well.
          1.Form: Liquid.
          2.Color: Clear.
          3.Active Substance: RTV Silicone Rubber.
          4.Percent Active Material: 15 percent.
          ** NOTE TO SPECIFIER ** Delete if not required.
 
          D.Professional Water Sealant and Anti-Graffitiant, PWS-8 Extra Strength: Depending on the porosity of the substrate verified by test panels, it may be used for the second coat for graffiti protection. The second coat shall be applied to the entire structure to achieve water repellent protection in addition to graffiti protection.
          1.Form: Liquid.
          2.Color: Clear.
          3.Active Substance: RTV Silicone Rubber.
          4.Percent Active Material: 8 percent.

          2.4ANTI-GRAFFITI MAINTENANCE PRODUCTS
 
          A.Phase II Cleaner:
          1.Compositions: Bio-degradable surfactants in a bio-degradable solvent.
          2.Use: Removal of graffiti from surfaces treated with PROFESSIONAL Water Sealant and Anti-Graffitiant.
 
          PART 3EXECUTION
 
          3.1EXAMINATION
 
          A.Do not begin installation until substrates have been properly prepared.
          1.The required joint sealants have been installed.
          2.Masonry and mortar has cured a minimum of 28 days.
          3.Surface to be treated is clean, dry, and contains no frozen moisture.
          4.Environmental conditions are appropriate for application.
 
          B.If substrate preparation is the responsibility of another installer, notify Architect of unsatisfactory preparation before proceeding.
 
          3.2PROTECTION
 
          A.Special precautions shall be taken to avoid fumes from entering the building being treated. Ventilation systems and fresh air intakes shall be turned off and covered.
 
          B.Protect shrubs, metal, glass, vehicles, and other building hardware from overspray.
 
          3.3PREPARATION
 
          A.Clean all dirt, oil, grease, mold, mildew, efflorescence, or any other coating or material from surfaces that interfere with penetration, performance, adhesion, or aesthetics of water repellents. Rinse thoroughly, using pressure water spray to remove cleaner residues. Allow surfaces to dry completely before application of water repellents.
 
          B.Repair, patch, and fill all cracks, voids, defects, and damaged areas in surface as approved by the Architect. Allow repair materials to cure completely before application of water repellents.
          1.Allow new masonry and concrete construction and repointed surfaces to cure for a minimum of 28 days before application of water repellents.
 
          3.4INSTALLATION
 
          A.Install in accordance with manufacturer's instructions.
 
          B.Comply with applicable federal, state, and local environmental regulations.
 
          C.Store containers upright in a cool, dry place. Keep away from sparks and open flame. Store and handle materials in accordance with manufacturer’s written instructions. Use product within 48 hours of opening container. Use PWS-15 Super Strength (15 percent solids) within 8 hours of opening.
          ** NOTE TO SPECIFIER ** Delete if not required.
 
          3.5WATER REPELLENTS
 
          A.Apply water repellents to substrates in accordance with manufacturer's written instructions, environmental regulations, and application procedures determined from the test panel results approved by the Architect.
          1.Apply to clean, dry, cured, and properly prepared surfaces approved by Architect.
          2.Apply material as shipped by the manufacturer. Do not dilute.
          3.Do not apply to below-grade surfaces.
          4.Do not apply to painted surfaces.
          5.Do not apply to compensate for structural or material defects in substrates.
          6.Do not apply to substrates such as asphalt or polystyrene which may be affected by the solvent carrier.
 
          B.Apply material using a high-volume, low-pressure, pump-up sprayer (between 40 and 60 psi), with a fan tip and solvent-resistant fittings. Roller, or natural bristle brush or foam may be used in areas where spray application is not appropriate. Do not use airless spray equipment.
          ** NOTE TO SPECIFIER ** Delete if not required.
          1.Vertical Applications: When spraying, material shall be applied from the top down, in even strokes, allowing for a 4 to 6 inch (102 mm to 152 mm) run down to ensure adequate penetration and saturation. Work all the way down the building covering the rundown as you go. Avoid excessive overlapping.
          a.Some substrates may require back rolling after product is applied to smooth out any rundown lines.
          b.Brush any excess product that may accumulate on ledges and other areas that may hold excess material.
          ** NOTE TO SPECIFIER ** Delete if not required.
          2.Horizontal Applications: If surface pooling or puddling appears, back-roll, brush, or broom away excess material. Complete penetration shall occur. Material curing on surface may cause whiting or slickness.
          ** NOTE TO SPECIFIER ** Delete if not required.
          3.Wood Applications: Before applying material to wood, allow the wood to age for a period of 60-90 days. Cedar and redwood require 6 months or more.
          ** NOTE TO SPECIFIER ** Delete if not required.
 
          3.6GRAFFITI RESISTANT COATINGS
 
          A.Apply graffiti resistant coating to substrate in accordance with manufacturer's written instructions, environmental regulations, and application procedures determined from the test panel results.
 
          B.Apply material as shipped by the manufacturer. Do not dilute.
 
          C.Apply to clean, dry, cured, and properly prepared surfaces. Do not apply to below-grade surfaces. Do not apply to painted surfaces.
 
          D.Do not apply graffiti resistant coating to horizontal surfaces, as it may cause surface to become slippery.
 
          E.Apply material using a high-volume, low pressure, pump-up sprayer (between 40 and 60 psi), with a fan tip and solvent resistant fittings. Roller, or brush of natural bristle may be used in areas where spray application is not appropriate. Do not use Airless spray equipment.
          ** NOTE TO SPECIFIER ** Before editing this paragraph, consult Professional Products of Kansas, Inc. to obtain complete product information on the graffiti resistant coatings required for this project. Graffiti protection requires a two-coat application. In most cases, the first coat will be PWS-15 Super Strength. The second coat will be either PWS-15 Super or PWS-8 Extra, depending on the porosity of the substrate. On extremely dense surfaces, two coats of PWS-8 Extra may be advisable in lieu of PWS-15. Graffiti removal testing should always be performed and approved prior to final application. If only the lower portion of the building needs protection against graffiti (to 10 feet high or to an architectural break), apply PWS-15 Super Strength to that area and then apply a second coat over the entire building.
 
          F.Two Coat Application for Graffiti Protection at Entire Surface:
          1.First Coat at Entire Surface: Apply PWS-15 Super Strength in a flood coat, from top to bottom of wall, being sure to obtain a 4 to 6 inch rundown of product from the point where the spray makes contact with the surface. Work all the way down the building covering the rundown as you go. Avoid excessive overlapping. Some substrates may require back rolling after product is applied to smooth out any rundown lines. Brush any excess product that may accumulate on ledges and other areas that may hold excess material.
          ** NOTE TO SPECIFIER ** Delete one of the following two paragraphs. First option is for dense surfaces. Always retain one of the following paragraphs.
          2.Second Coat at Entire Surface: Allow surface to dry to the touch before applying a second coat of PWS-8 Extra Strength (approx. 2 hours). Repeat application as described for first coat.
          3.Second Coat at Entire Surface: Allow surface to dry to the touch before applying a second coat of PWS-15 Super Strength (approx. 2 hours). Repeat application as described for first coat.
 
          G.Two Coat Application for Graffiti Protection to 10 Feet (or Architectural Break as Indicated):
          1.First Coat at Lower Area: Apply PWS-15 Super Strength in a flood coat, at lower portion of wall indicated, being sure to obtain a 4 to 6 inch rundown of product from the point where the spray makes contact with the surface. Work all the way down the building covering the rundown as you go. Avoid excessive overlapping. Some substrates may require back rolling after product is applied to smooth out any rundown lines. Brush any excess product that may accumulate on ledges and other areas that may hold excess material.
          ** NOTE TO SPECIFIER ** Delete one of the following two paragraphs. First option is for dense surfaces. Always retain one of the following paragraphs.
          2.Second Coat at Entire Surface: Allow surface to dry to the touch before applying a second coat of PWS-8 Extra Strength (approx. 2 hours). Repeat application as described for first coat.
          3.Second Coat at Entire Surface: Allow surface to dry to the touch before applying a second coat of PWS-15 Super Strength (approx. 2 hours). Repeat application as described for first coat.

          3.7FIELD QUALITY CONTROL
          ** NOTE TO SPECIFIER ** Define the inspection during and at completion of water repellent work. Delete if not required.
 
          A.Inspection: Inspect the work with the Contractor, architect, applicator, and manufacturer's representative, and compare with test panel results approved by the Architect. Verify that the substrates are suitably protected by the application.
          ** NOTE TO SPECIFIER ** Describe specific requirements if manufacturer is to provide field quality control with on-site personnel for instruction or supervision of application of water repellents. Delete if not required.
 
          B.Manufacturer's Field Services: Provide the services of a manufacturer's authorized field representative to verify specified products are used; protection, surface preparation, and application of products are in accordance with the manufacturer's written instructions; and the test panel is approved by the Architect.
 
          3.8FINAL CLEANING
 
          A.Upon completion of all work covered in a specification, the Contractor shall remove all equipment, material and debris, leaving the area in an undamaged and acceptable condition. Dispose of material containers according to state and local environmental regulations.
 
          B.Repair, restore, or replace to the satisfaction of the Architect, all materials, landscaping, and non-masonry surfaces damaged by exposure to material application.
