1211 East 11th stands at a pivotal point in East Austin, anchoring the eastern edge of the vibrant East 11th Street corridor. Located at the corner of 11th and Navasota, the project sits where the lively commercial strip gives way to quieter residential streets and the serene, tree-lined Texas State Cemetery. Designed to respond to this unique corner condition, 1211’s architecture bridges old and new with a modular exterior comprised of warm brick on the ground floor and box-rib metal siding above.

Philip Keil, Principal, Furman & Keil Architects



With degrees in both industrial engineering and architecture, Philip loves the left brain / right brain thinking inherent in architectural design: exploring the natural tensions between function and beauty, balancing pragmatic concerns like gravity and waterproofing with artful composition of materials, light, and texture.

Philip is happiest when his hands and mind are busy in a creative endeavor: sketching, cooking, gardening, or tinkering in the shop on a woodworking or metalworking project. He loves the pace and rhythm of engaging the world on foot, whether exploring the world’s great cities, stretching his eyes on an alpine hike, or meeting neighbors while walking the dog. He also has an acknowledged "volunteering problem," serving on way too many boards and committees and giving out wristbands at ACL tapings. He’s studying French in hopes of returning to live in Paris.



Troy Miller, Principal, Furman & Keil Architects



An Austinite since 1995, Troy grew up outside of Dallas and ventured south to study at UT Austin. With almost 20 years of architectural experience including residential, hospitality, planning and development, historic preservation, and construction consulting work under his belt, Troy contributes his strong design sensibilities (and unfailing sarcasm) to almost every project in the office. He is particularly interested in the expression of materiality and detailing.

Outside of the office, Troy enjoys traveling with his wife and son and spending time outdoors.



Project Name and Location: 1211 East 11th, Austin, Texas



East 11th Street is the "Main Street" of a very diverse neighborhood in East Austin, offering a vibrant mix of small, locally owned businesses, shops, and restaurants. Located at the corner of 11th and Navasota, the site for 1211 East Eleventh anchors the eastern end of the pedestrian-oriented commercial strip and overlooks the park-like Texas State Cemetery where the urban street character and scale shifts to a residential neighborhood.

1211’s form is drawn from this transitional corner condition. The ground floor is clad in brick and scaled to match the low-slung historic building next door which houses a restaurant. Two street-level retail shops in the new building take advantage of the wide pedestrian sidewalk. The upper floor, featuring tenant office space, is clad in box-rib metal siding and is oriented to take in views of the park-like landscape of the cemetery to the east. Parking is tucked underneath the rear, elevated portion of the building.

A trellised terrace on the northwest corner softens the scale of the building, with plants drawing attention to the activity upstairs. The terrace helps connect the building to the street life below and the city skyline beyond. Available for use by all of the building’s tenants, the terrace provides a nice spot for lunch or host an outdoor meeting.

The character of the exterior and interior of the building is purposefully austere, with the steel structure and humble materials of the building left exposed, in keeping with the rough-and-tumble vibe of East Austin.
